If you were at the Hampshire Property Club last week you will have heard Dr Dennis Coote speak on the subject of Property Development For Profit. Dennis is an acknowledged, and respected, expert in this area having bought, renovated and sold in excess of 400 properties during his career (and he’s in the middle of doing one even as I write this). He is also a qualified plumber and a surveyor! To say that Dennis was able to educate the audience, and share some expert money-saving tips with them, is an understatement.
Dennis’s tips covered every conceivable subject from what types of property are the best-buys to renovate and which you should avoid; how to find and choose tradesmen if you don’t want to do the renovation work yourself; how to slash their bills if you are using tradesmen; how to replace broken slates; tips to extend the life of a flat-roof; how to check for corroded cavity wall-ties before buying a property; the most likely cause of rising damp in a Victorian property; why you should never buy a property with dry-rot but wet-rot isn’t necessarily a problem; when you shouldn’t use double-glazing and why; where to buy cheap kitchen units of good quality; how to refurbish an old glazed door at minimal cost…
Did you know for example that if your toilet isn’t flushing properly then instead of paying a plumber £50 to change the diaphragm, you can simply make one yourself from an off-cut of plastic and fit it in about 10 minutes. Or that instead of paying a plumber even more to cut into the pipe, install a drain tap, and drain down your system you can buy a special clamp-on tap to do this for about £5 and fit it yourself in 2-3 minutes using just one spanner and with no leakage or mess.
I could go on for ages, but I think you get the general idea.
